Buyers Inspection

Buyer’s Inspection

As a home buyer, you deserve to know exactly what you’re getting into before closing. Knowing the details about a home’s true condition before purchasing it is important and can help you thrive in a home that has undergone the proper repairs and is safe and suitable for your needs. We will inspect the home’s visible and accessible areas and give you an honest assessment of its condition and current issues.

Pre Listing Inspection

Pre-Listing Inspection

Home inspection services aren’t just for buyers. As a home seller, you can make the selling process easier by having a Pre-Listing Inspection done on the home. We will help you understand the property’s strengths and weaknesses so that you can be honest and transparent with potential buyers. Additionally, we will uncover issues in the home that you may wish to have repaired before listing.

Sewer Scope Inspection

Sewer Scope

Sewers can’t be easily seen like other areas of the home, so they often go overlooked by buyers scheduling home inspection services. However, these inspections are incredibly important – especially for older homes. With a sewer scope, we can visually inspect sewer lines with a camera to find tree roots, cracks, or a blockage of waste.

Mold Inspection

Mold Inspection and Testing

Mold poses a significant concern for homeowners, as it not only contributes to various health problems but also entails substantial expenses for its removal. Our process involves collecting air samples to determine the presence of mold in your prospective residence and providing you with the necessary information.

Radon Testing

Radon is a radioactive gas that has been known to cause serious lung problems in individuals who have been exposed over long periods of time. The gas forms underground and is sometimes able to rise through the surface and into the structure of a home. Radon is invisible and odorless, requiring specialized equipment to detect.

Pre Listing Inspection

11th Month Warranty Inspection

This inspection is recommended for any new homeowner who has lived in their home for less than a year. The builder of your home likely protected your investment with a 1-year warranty, and it’s a good idea to have the property evaluated before the warranty expires. Beagle Home Inspections will inspect most readily accessible areas, informing you of any defects that need to be addressed. Depending on the terms of your warranty, the builder may be obligated to assist with repair expenses.

Log Homes

Log homes are unique in how they are built and the materials used. Moisture content is extremely important as water is contained in the wood’s cell material. As the log home settles there are a number of components that can be affected. It takes special knowledge to inspect them. Beagle Home Inspections, LLC has the training, education, and experience to inspect them right.

Rentals

Protect yourself by having Beagle Home Inspections, LLC inspect your rental property prior to moving in to identify any issues that need to be taken care of or to have documented proof of the condition of the property at the time of move in. When ready to move out have Beagle Home Inspections, LLC inspect again to document the condition of the property at that time.

The Tools We Use During Every Inspection

Moisture Meter

Moisture Meter

We use a Moisture Meter during our home inspections to measure moisture levels through the home, especially where we suspect a hidden leak or water damage. Unnoticed moisture intrusion can lead to mold growth and home damage, so it is important that we find the source of any suspected leaks with the meter.

Moisture Meter

Carbon Monoxide Meter

We use a carbon monoxide meter to detect and measure concentration levels of carbon monoxide between 0 and 999 parts per million. The CO meter is used for ambient air safety checks of residential areas, appliances, HVAC service on furnaces and hot water heaters, home inspections, and industrial environments where the accumulation of CO is possible.

Moisture Meter

Circuit Analyzer

Circuit and wiring issues can introduce shock hazards and can compromise the performance of machinery and equipment. In addition, fire can result from the heat generated by high resistance points in a circuit. This device detects circuit and wiring problems such as poor ground impedance, false grounds, missing ground fault protection, low voltage availability under load, and high ground-to-neutral voltage.
